1960's house becomes an eco-home

A green refurbishment of a cold, draughty 1965 vintage family home in Bath, has resulted in the creation of a state-of-the-art 5 bedroom house, with landscaped fruit and vegetable gardens maximising the South facing aspect. The refurbishment of the house has had a strong emphasis on sustainability, and Envirowise (www.envirowise.gov.uk) are currently carrying out a 6 month case study. When completed, the property will be one of the ‘greenest’ refurbished homes in the country, not only good for the environment, but significantly reducing annual household running costs and its carbon footprint.

As well as super insulation, the green features incorporated by ST8 Ltd, who have carried out the project, include photovoltaic solar panels, providing 2.5Kw of electricity through a generation meter back to the grid via an import/export smart meter that calculates usage.

Eight square metres of solar thermal panels are connected to a thermal store, 360/200 litre with solar coil, this thermal store can provide heating at the required temperature - 40/45 degrees. An Air Heat Source, 17.6 Kw pump, also provides heat to the thermal store. An efficient gas boiler, Atmos HE26 Intersystem has been installed as a back up to the thermal store.

A Heat Exchange System removes warm stale air from wet rooms, bathrooms and uses this to heat the cold fresh air entering the building.

A rain water harvesting system, supplies water from a 6400 litre tank to the WC, washing machineand can be used for irrigation in the garden and cleaning vehicles etc. The vegetated roof to the front and rear of the property increases bio-diversity and improves insulation as well as reducing the risks of flash flooding in heavy rain.

Construction was covered by the SWMP (SIte Waste Management Plan), recycling and reducing all site waste to the very minimum. Idratek - whole house intelligent system, controlling; lights, heating, hot water etc.

The property also has ground floor under floor heating system with oak parquet flooring, and hardwood oak framed windows with K-Glass, argon filled.
